1. Who we are

PNG Realty (pngrealty.com) is a product of Stubby Holdings Limited, P.O. Box 393, Waterfront, Port Moresby (“we”, “us”). These terms are an agreement between you and Stubby Holdings Limited.

PNG Realty provides online advertising space where property agencies, and owners listing their own property, publish listings. We are not a real estate agent and we are not a party to any sale, lease or rental.

2. Listings are the agencies’ responsibility

Each listing is published by the agency named on it. The agency is responsible for:

• the accuracy of the listing, including price, photos, features and location;
• having the owner’s authority to market the property;
• land, title and tenure information, and compliance with the laws that apply to them, including licensing.

Land tenure and other details shown on a listing are declared by the agency. PNG Realty does not check them.

2a. Listings by private owners

Listings marked “Listed by owner” are published by an individual, not an agency. By listing, the owner confirms that they own the property or that the owner has asked them to list it, and the same responsibilities as above apply to them. A free owner account may have up to 2 listings live at a time; owner listings cannot be Featured. We check new owner accounts before their listings go live, but we do not check ownership or title.

2b. Agency accounts and “Verified Agency”

An agency account is for a business registered with the Investment Promotion Authority (IPA). Before approving an agency we check the IPA registration number it gives us against the IPA register. “Verified Agency” on a listing or agency page means only that: the agency’s IPA registration matched when we checked it. It does not mean we vouch for the agency’s licences, trust account, conduct or listings, which remain the agency’s responsibility (section 2). If an agency changes its IPA number, the mark is removed until we have checked the new one.

3. Do your own checks

Before you pay any money, inspect the property, confirm the title with the Department of Lands and Physical Planning, and get independent legal advice. Never pay a deposit or bond to someone you have not verified. Take particular care with listings by private owners: meet the owner and see their title or lease documents first.

4. Reporting a listing

If a listing looks misleading or fraudulent, email hello@pngrealty.com with the listing link. We may remove listings at our discretion.

5. Using the site

Do not copy listings in bulk, interfere with the site, or use it to send spam.

6. Liability

The site is provided as it is. To the extent the law allows, PNG Realty is not liable for losses arising from listings, from dealings between you and an agency or owner, or from the site being unavailable.

7. Changes

We may update these terms. The date at the top shows the latest version.
